We offer a full management service for furnished and unfurnished residential properties in and around Edinburgh.
Our Property Management services are to:

- Attend on client at the property, assess rental, discuss rental procedure, advise on suitability of fittings and fixtures.
- Draw up an inventory of contents.
- Advertise and show property to prospective tenants.
- Select tenants, interview and take out references from employer and previous landlord.
- Draw up lease and have it signed.
- Finalise details for take-over of services, i.e. agree readings for Electricity and Gas meters and arrange transfer of telephone lines to tenants.
- Have Council Tax documents completed and forwarded to the Council.
- Arrange access for tenants and handing over of the keys following the signing of the lease, taking first months rent and deposit (usually 1 months rent).
- Check rent payments at our offices and arrange for the balance to be paid into the client's bank account, less any payments i.e. fees, tradesmen, accounts etc.
- Inspect property on a regular basis.
- Report to the client, clients solicitors and accountants where applicable.
- Instruct tradesmen to effect agreed necessary repairs when required (minor repairs will be dealt with as a matter of course).
- Inspect works carried out by tradesmen, where applicable and deal with their accounts.
- Inspect the property at the end of the let, check the Inventory and assess any damages.
- Report to client or client's solicitors, if appropriate, on any necessary refurbishment.
- Take instructions with regard to refurbishment and arrange as required.
- Prepare a statement of outgoings for the financial year and forward to the client's accountants or arrange for our accountants to prepare a tax return.
- Make all necessary insurance claims for which the clients are liable.
- Attend meetings with mutual owners with regards to common repairs.
- Set up new properties (furnish etc.), on behalf of the client for letting purposes.
